STAY SAFE.....take precautions when it comes to your fire risk!

A wonderful time of year!  Stay safe!

Residential fires take their toll every day, every year, in lost lives, injuries, and destroyed property. But many conditions that cause house fires can be avoided or prevented. Taking the time for some simple precautions, preventive inspections, and concrete planning can help prevent fire in the home and can save property and lives should disaster strike.
  • *Check holiday lights for fraying or broken wires and plugs. Follow the manufacturer’s guidelines as to how many multiple strands can be joined together, as a fire hazard could result from overload. Enjoy indoor holiday lighting only while someone is home, and turn them off before going to bed at night.
  • *Candles add a welcoming, festive feeling, and need to be placed in stable holders and located away from flammable items, drafts, pets and children. Never leave burning candles unattended, even for a short time.
  • *Keep live Christmas trees in a water-filled stand and check daily for dehydration. Needles should not easily break off a freshly cut tree. Brown needles or lots of fallen needles indicate a dangerously dried-out tree which should be discarded immediately. Always use nonflammable decorations in the home, and never use lights, even LED types, on a dried-out tree.
  • Electrical items including lamps, appliances, and electronics should be checked for frayed cords, loose or broken plugs, and exposed wiring. Never run electrical wires, including extension cords, under carpet or rugs even temporarily as this creates a fire hazard.
  • Fireplaces should be checked by a professional chimney sweep each year and cleaned if necessary to prevent a dangerous buildup of creosote, which can cause a flash fire in the chimney. Cracks in masonry chimneys should be repaired, and spark arresters inspected to ensure they are in good condition and free of debris.
  • When using space heaters, keep them away from beds and bedding, curtains, paper – anything flammable. Always follow the manufacturer’s instructions for use. Space heaters should not be left unattended while in use or where a child or pet could knock them over.
  • Use smoke detectors with fresh batteries unless they are hard wired to your home’s electrical system. Smoke detectors should be installed high on walls or on ceilings on every level of the home, inside each bedroom, and outside every sleeping area. Statistics show that nearly 60% of home fire fatalities occur in homes without working smoke alarms. Most municipalities require the use of working smoke detectors in both single and multi-family residences.
  • Children should not have access to or be allowed to play with matches, lighters or candles. Flammable materials such as gasoline, kerosene, or propane should always be stored outside of and away from the house.
  • Kitchen fires know no season. According to the U.S. National Fire Protection Association, cooking is the leading cause of house fires. Grease spills, items left unattended on the stove or in the oven, and food left in toasters or toaster ovens can catch fire quickly. Don’t wear loose fitting clothing, especially with long sleeves, around the stove. Turn the handles of pots and pans away from the front of the stove to prevent accidental contact. Keep an all-purpose fire extinguisher within easy reach. Extinguishers specifically formulated for grease and cooking fuel fires are widely available and can supplement an all-purpose extinguisher.
  • Have an escape plan. This is one of the most important measures to prevent death in a fire. Visit ready.gov for detailed information on how to make a plan. Local fire departments can also provide recommendations on escape planning and preparedness. In addition, all family members should know how to dial 911 in case of a fire or other emergency.

NECESSARY DOCUMENTS - ESTATE PLANNING

 NECESSARY DOCUMENTS
ESTATE PLANNING
An estate plan contains documents to disclose your wishes as you direct them to be carried out because of death or incapacity to make decisions for yourself. Spouses, minor children, adult children, property and investments can all be factors that should motivate a person to undergo the process.

Will – this document specifies the way a person wants to manage and distribute his/her assets after their death. When a person dies without a will, the laws of the state where the person resided will determine the distribution of the property.
Durable Power of Attorney – this document grants to a designated person the authority to act on behalf of the principal in in legal affairs should the principal become incapacitated. Among other things, this would allow the attorney-in-fact to buy and sell property on the behalf of the principal.
Healthcare Proxy – this document grants that a designated person can legally make healthcare decisions on behalf of the principal when they are incapable of making and executing specific decisions stated in the proxy.
Living Will – this document directs physicians with respect to life-prolonging medical treatments in case they become unable to communicate their decisions.
Hippa Release – this document allows heath care providers to release your health care information to a designated person. Otherwise, they are required by federal law to protect the privacy of your health information.
Letter of Instruction – This document contains information and instructions about a person’s wishes upon death. It is intended to offer details on whom to contact and where to find important documents about personal and financial matters.

One should seek legal advice, since each state varies

If you need a current estimate of value on real estate that may be involved, usually a price opinion from a licensed real estate professional will suffice. It would be my privilege to assist you with this at no cost or obligation.

World’s greatest all-natural, ammonia-free window cleaner.

We will soon be embarking on the wonders of Springtime!!!  Feels like spring in Las Vegas already!

A helpful hint for bright, streak-free window.

In a 26-oz. spray bottle (or larger), combine:

20 oz. distilled water
4 oz. white vinegar
1 oz. rubbing
alcohol
(or absolute vodka, if you really want to use it to clean windows)
1 to 2 tsp. cornstarch (or tapioca flour/starch)

Shake before each use…the cornstarch won’t dissolve, so you need to shake it or it’ll clog up the sprayer!

Fall Thermostat Check

Fall Thermostat Check

Old thermostats are fine as a simple on/off switch for your furnace but still a culprit for wasted energy and bigger heating bills. The good news is that replacing an older unit usually doesn't require professional help. You can purchase a replacement at your local hardware store and follow the enclosed instructions.

The Romans were the first society to invent the indoor heating system by running hot water underneath their marble floors. But the ability to control the temperature would have to wait until 1883 when Warren S. Johnson invented the first electric thermostat.

There were earlier attempts to create thermostats but none as precise as Johnson's, which was accurate to a single degree. And while your thermostat probably isn't
that old, if you live in a home built before 1980, yours could still be costing you money.

Most modern thermostat troubles can be fixed simply by replacing the batteries. Turn off the heating system power and remove the cover according to your user manual. While you're in there, gently dust and remove corrosion from any visible parts.

You can also check to be sure the unit is level on the wall and located about five feet off the ground for the most accurate read. Consider relocating any thermostat placed where the temperature isn't consistent with rest of the house (this may require the help of a licensed HVAC contractor).

Clever Ideas Worth Knowing

Take your bananas apart when you get home from the store. If you leave them connected at the stem, they ripen faster..I didn't know that!

Store your opened chunks of cheese in aluminum foil.It will stay fresh much longer and not mold!

Peppers with 3 bumps on the bottom are sweeter and better for eating.Peppers with 4 bumps on the bottom are firmer and better for cooking.

Add a teaspoon of water when frying ground beef. It will help pull the grease away from the meat while cooking.

To really make scrambled eggs or omelets rich add a couple of Spoonfuls of sour cream, cream cheese, or heavy cream in and then beat them up.

For a cool brownie treat, make brownies as directed. Melt Andes mints in double broiler and pour over warm brownies. Let set for a wonderful minty frosting.

Add garlic immediately to a recipe if you want a light taste of garlic and at the end of the recipe if your want a stronger taste of garlic.

Leftover snickers bars from Halloween make a delicious dessert. Simply chop them up with the food chopper. Peel, core and slice a few apples. Place them in a baking dish and sprinkle the chopped candy bars over the apples. Bake at 350 for 15 minutes!!! Serve alone or with vanilla ice cream. Yummm!

Reheat Pizza
Heat up leftover pizza in a nonstick skillet on top of the stove, set heat to med-low and heat till warm. This keeps the crust crispy. No soggy micro pizza. I saw this on the cooking channel and it really works.

Easy Deviled Eggs
Put cooked egg yolks in a zip lock bag. Seal, mash till they are all broken up.Add remainder of ingredients, reseal, keep mashing it up mixing thoroughly, cut the tip of the baggy, squeeze mixture into egg.Just throw bag away when done easy clean up.

Expanding Frosting
When you buy a container of cake frosting from the store, whip it with your mixer for a few minutes. You can double it in size. You get to frost more cake/cupcakes with the same amount. You also eat less sugar and calories per serving.

Reheating refrigerated bread
To warm biscuits, pancakes, or muffins that were refrigerated, place them ina microwave with a cup of water. The increased moisture will keep the foodmoist and help it reheat faster.

Newspaper weeds away
Start putting in your plants, work the nutrients in your soil. Wet newspapers, put layers around the plants overlapping as you go cover with mulch and for-get about weeds. Weeds will get through some gardening plastic they will notget through wet newspapers.

Broken Glass
Use a wet cotton ball or Q-tip to pick up the small shards of glass you can't see easily.

No More Mosquitoes
Place a dryer sheet in your pocket. It will keep the mosquitoes away.

Squirrel Away!
To keep squirrels from eating your plants, sprinkle your plants with cayenne pepper. The cayenne pepper doesn't hurt the plant and the squirrels won't come near it. (Wonder if this works with rabbits? Sure gonna give it a try)

Flexible vacuum
To get something out of a heat register or under the fridge add an empty paper towel roll or empty gift wrap roll to your vacuum. It can be bent or flattened to get in narrow openings.
Reducing Static ClingPin a small safety pin to the seam of your slip and you will not have a clingy skirt or dress. Same thing works with slacks that cling when wearing panty hose. Place pin in seam of slacks and ... TA DA! ... Static is gone.

Measuring Cups
Before you pour sticky substances into a measuring cup, fill with hot water. Dump out the hot water, but don't dry cup. Next, add your ingredient, such as peanut butter, and watch how easily it comes right out.

Foggy Windshield?
Hate foggy windshields? Buy a chalkboard eraser and keep it in the glove box of your car When the windows fog, rub with the eraser! Works better than a cloth!

Reopening envelopes
If you seal an envelope and then realize you forgot to include something inside,
just place your sealed envelope in the freezer for an hour or two. Viola! It unseals easily.

Conditioner
Use your hair conditioner to shave your legs. It's cheaper than shaving cream and leaves your legs really smooth. It's also a great way to use up the conditioner you bought but didn't like when you tried it in your hair.

Goodbye Fruit Flies
To get rid of pesky fruit flies, take a small glass, fill it 1/2' with Apple Cider Vinegar and 2 drops of dish washing liquid; mix well. You will find those flies drawn to the cup and gone forever!

Get Rid of Ants
Put small piles of cornmeal where you see ants. They eat it, take it 'home,' can't digest it so it kills them. It may take a week or so, especially if it rains, but it works and you don't have the worry about pets or small children being harmed!

Safety - Know your Meter Reader

Yes, even though we live in a high tech society, we still have water meter readers working in our neighborhoods. It is important to know who does and does not belong around your home. Having an unfamiliar vehicle near your home can cause concern.
The Las Vegas Valley Water District came up with some tips to identify their water district employee in your area.
1. Water Dist. employees will drive official vehicles with a clearly marked blue and yellow Water District Logo.
2. District Employees and contractors will always display in plain view a Water District photo identification badge with their name and title. District employees wear LVVWD logo shirts that areligth blue, bright orange, white or neon "safety" green.
3. No district employee will request entry to your home or request that you collect a water sample from inside your home for analysis. They may enter a backyard, if necessary, to access your meter.
4. No district employee will ever request or collect payment at your residence for water bills or for services rendered.
If you are ever concerned about anyone approaching or calling your home regarding your water service - please contact the water district. (702) 870-4194.
If you feel you are in stranger danger, always remember 911.

HUD TAKES ACTION

HUD TAKES ACTION TO SPEED RESALE OF FORECLOSED PROPERTIES TO NEW OWNERS
I was speaking with Brian Hahn of Castle & Cooke Mortgage LLC and he shared an article from HUD, one that may be of interest to you. As you know our markets across the country are flooded with bank owned homes or REO's as they are called in the industry. Las Vegas is one of the areas that has been hit the hardest, so a program like this will be of assistance in getting the foreclosed homes into new owners hands. Please review article below by Mr. Wooley date January 15, 2010.

WASHINGTON - In an effort to stabilize home values and improve conditions in communities where foreclosure activity is high, HUD Secretary Shaun Donovan today announced a temporary policy that will expand access to FHA mortgage insurance and allow for the quick resale of foreclosed properties. The announcement is part of the Obama administration commitment to addressing foreclosure. Just yesterday, Secretary Donovan announced $2 billion in Neighborhood Stabilization Program grants to local communities and nonprofit housing developers to combat the effects of vacant and abandoned homes.
"As a result of the tightened credit market, FHA-insured mortgage financing is often the only means of financing available to potential homebuyers," said Donovan. "FHA has an unprecedented opportunity to fulfill its mission by helping many homebuyers find affordable housing while contributing to neighborhood stabilization."
With certain exceptions, FHA currently prohibits insuring a mortgage on a home owned by the seller for less than 90 days. This temporary waiver will give FHA borrowers access to a broader array of recently foreclosed properties.
"This change in policy is temporary and will have very strict conditions and guidelines to assure that predatory practices are not allowed," Donovan said.

In today's market, FHA research finds that acquiring, rehabilitating and the reselling these properties to prospective homeowners often takes less than 90 days. Prohibiting the use of FHA mortgage insurance for a subsequent resale within 90 days of acquisition adversely impacts the willingness of sellers to allow contracts from potential FHA buyers because they must consider holding costs and the risk of vandalism associated with allowing a property to sit vacant over a 90-day period of time.

The policy change will permit buyers to use FHA-insured financing to purchase HUD-owned properties, bank-owned properties, or properties resold through private sales. This will allow homes to resell as quickly as possible, helping to stabilize real estate prices and to revitalize neighborhoods and communities.

"FHA borrowers, because of the restrictions we are now lifting, have often been shut out from buying affordable properties," said FHA Commissioner David H. Stevens. "This action will enable our borrowers, especially first-time buyers, to take advantage of this opportunity."
The waiver will take effect on February 1, 2010 and is effective for one year, unless otherwise extended or withdrawn by the FHA Commissioner.

To protect FHA borrowers against predatory practices of "flipping" where properties are quickly resold at inflated prices to unsuspecting borrowers, this waiver is limited to those sales meeting the following general conditions:
All transactions must be arms-length, with no identity of interest between the buyer and seller or other parties participating in the sales transaction.
In cases in which the sales price of the property is 20 percent or more above the seller's acquisition cost, the waiver will only apply if the lender meets specific conditions.
The waiver is limited to forward mortgages, and does not apply to the Home Equity Conversion Mortgage (HECM) for purchase program.

SAVE MONEY in 2010

I am always looking for articles about saving money, and I came across an article by Eric Tyson that talks about doing a few things differently in 2010, I hope you find these helpful.

With the arrival of the New Year, are you thinking about buying your first home? Sending your last kid off to college? Or obsessing over your own personal mountain of debt, even more worrisome in this uncertain economy? It may feel like “Resolution Impossible,” but if you follow Eric Tyson’s advice, you’ll remember ‘10 as the year you finally took control of your financial future.

“While the situation is improving, Americans carry too much consumer debt,” says Tyson, author of Personal Finance for Dummies, 6th Edition.. “If you have credit card debt or auto loans, take some solace in the fact that you’re far from alone and that many others have overcome these hurdles. Consumer debt is not okay, particularly in a slow economy such as this one. It can damage your personal relationships and mental well-being, not to mention the stability of your financial future.”

Here are a few tips from Tyson that will help you improve your financial health in 2010:

Partake in a little self-reflection. A misaligned mindset toward spending and shopping—compulsive or otherwise—can severely affect your financial and personal well-being. If you think you might have a problem with shopping or spending, there are several questions you should ask yourself:
-Do I feel guilty about shopping?

-Is my shopping causing financial trouble?

-Is my shopping, spending, and accumulated debt leading to feelings of helplessness, anger, confusion, fear, or depression?

Make a plan and stick to it. The reason so many New Year’s resolutions fail is that we simply state the thing we want to improve and then never create a plan for helping us get from point A to point B.

Most people don’t like to plan unless we’re talking about something fun, like a vacation. But actually, planning for your financial future is a little like planning a vacation. You’re organizing your money and time so that you get to do all the great things you want when you get there. Look at it that way, and you might actually enjoy the process.

Get rid of your four-wheeled debt. Too many people define necessities by what those around them have. A brand new car is not a necessity, although some people try to make it one by saying, “I need a way to get to work.” Guess what? There are plenty of far less expensive used cars out there that will also make it to your office. If you take out an auto loan to buy a car that you really can’t afford and you take a similar approach with other consumer items you don’t truly need, you’re going to have great difficulty saving money and accomplishing your goals. Moreover, you’ll probably feel stressed all the time—which is a poor trade-off for the (short-lived) “new car smell.”

Start making your purchases based on need, not emotion. It can be easy to give in to all of those advertisements telling us how much we “need” that new car, expensive gym membership, or trendy outfit. Marketers play on insecurities, fears, and guilt and suggest that you can feel better about yourself by buying their products. You won’t be able to overcome spending and consumer debt until you recognize these pressures and how they corrupt your buying decisions.
Research before you enter the store.

Prior to going shopping for necessities that aren’t everyday purchases—say, a new refrigerator—do some research first. Your research will help you identify brands, models, and so on that are good values. You don’t want to make an expensive mistake.
Watch your food budget. Dine out less and keep stock of the groceries you already have. Learn to cook if you don’t know how. Try to keep a healthy inventory of groceries at home. This will minimize trips to the store and the need to impulsively dine out because your cupboard is bare. Try to do most of your shopping through discount warehouse-type stores, which offer low prices for buying in bulk, or grocery stores that offer bulk purchases. Saving on the amount you spend on food will help you put more money toward paying off your debt and eventually setting money aside for investments.

Become more energy efficient. Check out opportunities to make your home more energy efficient. Adding insulation and weather-stripping, installing water-saving devices, and reducing use of electrical appliances can pay for themselves in short order. Many utility companies will even do a free energy review or audit of your home and suggest money-saving ideas.

Watch what you are paying for insurance. Many people overspend on insurance by carrying coverage that’s unnecessary or that covers small potential losses. Coverage of small losses, such as $100 or $200, is not useful for most people since such a loss wouldn’t be a financial catastrophe.

“It won’t be easy getting out of debt, and it’s certainly not something you will be able to achieve overnight,” says Tyson. “Like losing weight, it’s something that takes constant dedication but has a great payoff in the end.

Whenever you lose focus or feel like giving in, think about the wonderful benefits of financial well-being. Once you’re out of debt, the money you are able to invest will mushroom into substantial savings that will allow you to get more for your money,” concludes Tyson.

Feng Shui Your Home for the Holidays!

Hello friends and neighbors! I was reading an interesting article by Karen Rauch Carter on Feng Shui your home for the Holidays! Whether feng shui is for you or not, it is an intersting read. Please find her article below.

Feng Shui Your Home for the Holidays
by Karen Rauch Carter

The holidays are the time of year you can temporarily add all kinds of chi-enhancing items to your home. Start by introducing yourself to the bagua (the feng shui road map) so you know where all of the key places in your home are.
Next, decide what your priorities are. For instance, do you want to have a harmonious family gathering this year? Add wood, such as a wreath or a Christmas tree, to the "family" area -- the left, center of your home or room.
Do you want to improve your health or someone's health in your family? Add fire or sparkling objects, such as stars, twinkling lights or ornaments to the "heath" area -- the center of your home or room. Or are you interested in getting more help from people around you? Add angels to the "helpful people" area -- the left, front area of your home or room.
Here are nine different ways you can make a difference in your life -- just by adding your favorite holiday decorations. Just decide which area (or two!) needs the most help:
Career
Family
Respect
Health
Children and Creativity
Money
Helpful people

Hints to get a better nights sleep

As the holidays arrive, the pace gets more hectic and some of us can over do it! Here are 6 helpful hints to help you get more and better sleep.

1. Stop trying to achieve the perfect eight. The recommendation that we all need eight hours of sleep is a myth, however what each person needs can depend on your own makeup. A major study of more than one million adults conducted in 2002 by Daniel Kripke, M.D., at the University of California-San Diego found that sleeping seven hours a night was associated with lower death rates than sleeping eight hours or more. Keep in mind that these are long-term epidemiological studies -- it doesn't mean that crashing for 10 hours one night suddenly puts you into a high death-risk category. A 2004 study from Japan that monitored the sleep habits of more than 1,000 participants, ages 40 to 79, over a nine-year-period found that those who slept an average of nine hours a night had a higher risk of death than people who slept five; people who slept 10 hours had a higher risk than people who slept four. It's important for people with insomnia to understand that their insomnia is not going to kill them or make them sick. Part of what fuels the cycle of insomnia is the worry about lack of sleep. Taking the fear factor out is the first step. Also, it's important to not attribute lack of sleep to everything that might be going wrong in your life. "People need to understand that sleep is not the primary cause of all of their problems," cautions Donna Arand, Ph.D., clinical director of the Kettering Sleep Disorders Center.

2. Change your attitude. Swap out negative sleep thoughts (NSTs) with positive sleep thoughts (PSTs). NSTs are unconstructive, often exaggerated thoughts. Examples of NSTs include: "I'm dreading bedtime," "I can't sleep without a sleeping pill" or "I'm going to lose my job eventually if I can't sleep." NSTs are knee-jerk reactions. Sometimes you don't even know you're having them -- and that they're having a disastrous effect on your sleep. You need to learn to recognize them and then actively replace them with PSTs, like, "I need less sleep than I thought," "I always fall back to sleep sooner or later" or "My sleep is getting better and better." Sound hokey? Just try it: The little mantras we repeat in our brains have a much bigger impact than we think.

3. Stop giving yourself jet lag. If you use the weekends to make up for sleep you lost during the week, you're just fueling the cycle of insomnia. By Sunday night, you haven't been awake long enough (called "prior wakefulness") to be able to fall asleep at your normal time. You've basically induced jet lag. The best thing to do is to establish a regular rising time -- and stick to it, no matter what time you fall asleep. If you have the opportunity to nap during the day, even for just 10 minutes, you do it -- just limit it to 45 minutes and don't take it later than 4 p.m., or within six hours of bedtime.

4. Don't go to bed too early. Going to bed early in an attempt to "catch up" if you're not really tired will most likely leave you lying awake and growing more frustrated. If you can't fall asleep, or you wake up, get out of bed after 20 minutes, says Norah Vincent, Ph.D., associate professor at the University of Manitoba's department of clinical health psychology. "Have a place you go, and do something dull," she says. Only go back to bed when you're sleepy.

5. Your bed isn't the enemy. You want to turn your bed into a cue for sleep -- not wakefulness. When Vincent conducted a study on online-based CBT training, sleep restriction -- or not spending too much time in bed -- was key. Try to avoid doing anything else in bed (except sex), like watching TV, checking e-mail on your laptop or talking on the phone.

6. Find your relaxation response. Just as your body has a stress response (to fight or flee), it also has a relaxation response (RR). Try to channel your body's natural ability to calm down through relaxing the muscles, deep breathing (belly breathing, which is how we breathe when we sleep), imagery -- such as a favorite vacation spot, floating on a cloud, the beach, a mountain or any other place that feels peaceful to you -- and simply repeating mantras, words like "relax" or "peace." Practicing the RR throughout the day (10 to 20 minutes of practice a day is ideal) will help you become a pro when it's time to relax at night. Start by relaxing your muscles, and then move to noticing your breathing patterns and using a mantra or trying visual imagery.

Make it a great night!

Is it made in the U.S.A.?

This may be useful to know when grocery shopping, if it's a concern to you. With current problems with products from China...including dog/cat food, many people are afraid of China-made "black hearted goods". Can you differentiate which one is made in Taiwan or China? If the first 3 digits of the barcode are 690, 691 or 692, the product is MADE IN CHINA. 471 is Made in Taiwan . This is our right to know, but the government and related departments never educate the public, therefore we have to RESCUE ourselves. Nowadays, businessmen know that consumers do not prefer products "MADE IN CHINA ", so they don't always show from which country it is made/grown. However, you may now refer to the barcode, remember if the first 3 digits are:
690-692 … then it is MADE IN CHINA .

00 - 09 … USA & CANADA

30 - 37... FRANCE

40 - 44 … GERMANY

47 ... Taiwan

49 … JAPAN

50 … UK

BUY USA by watching for "0" at the beginning of the number. We need every boost we can get!

JUDGES PARTICIPATE IN LOAN MEDIATION HEARINGS

BROUGHT TO YOU BY KIM DUCLOS OF COLDWELL BANKER WARDLEY

KVBC - LAS VEGAS

If you recently received a notice of default on your home, the Nevada Supreme Court and Nevada Legislature have now made it a law that your lender go to mediation.
To prepare dozens of district court judges to act as mediators, they are participating in mock sessions that will help them help you through the process.
News 3's explains how these mediations may help keep thousands of folks in their homes.
Story continues below ↓
Nearly two dozen judges showed up Friday at UNLV's Boyd School of Law in an effort to learn how to be better mediators.

"What were doing here today is expanding the skill set of our district court judges," says Jennifer Elliott, District Court Judge. "The judges need to learn and the judges know they need to learn. They are here desiring to learn an impartial set of skills."
The reason these judges are practicing now is because soon, they will be asked to mediate hundreds - if not thousands - of foreclosure cases.
Thanks to Assembly Bill 149, it is now Nevada law that all homeowners facing default after July 1 participate in mediation with their lender.
Attorney Ed Bernstein has clients facing foreclosure. He says mediation will end up helping thousands of families to stay in their homes.
And the best part is that it's simple to apply and affordable, only costing $200.
"This system is so simple," says Bernstein. "Our supreme court has done a great job. They've made it easy and the form - any layman can fill out the form. You don't need to be an attorney."
Chief Justice of the state Supreme Court, James Hardesty, hopes that these mediations will stop the rising number of foreclosures in the Silver State.
"My hope is that lenders and borrowers will get together and reach reasonable economic decisions about how best to handle the residence they've got."
The entire mediation process, beginning with when you apply and lasting until a decision is reached should take no more than 90 days. Anyone receiving a notice of default since July 1 will receive a mediation application in the mail.
For more information, visit the Nevada Judiciary web site.
The Saving You Money Team also wants to let you know about two foreclosure workshops to help you stay in your home.
The Hope Now Foreclosure Prevention Workshop is happening Friday until 8 pm and Saturday from 9 am to 2 pm at the Aliante Station Casino in the Scottsdale Ballroom. You'll be able to meet face-to-face with a housing counselor and discuss your best options.
Best of all, this workshop is free and open to the public.
Also, there is another educational event that will help lay out all of your options, explain what loan modification is, and help you recognize what to watch out for if you go to a loan modification company.
It's being held at the AAA Home Rescue Office on Sunset Road near Jones and the 215 Beltway. This workshop begins at 11 am on Saturday.

Japanese Health Secret-Remedy for Fatigue

Steal a Japanese health secret............ Dried Bonito broth. Made from smoked, dried shavings of tuna. It is a flavorful broth that should be used as a base for soups and sauces and traditionally has been used as a remedy for colds and fatigue. Bonito broth is rich in disease fighting antioxidants. A small human study revealed it lowered blood pressure. Bring 2.5 cups of water to a boil and add 1/4 cup of flakes. Immediately remove from heat. Strain before adding vegetables or noodles or just drinking. The flavor has a smoky, hearty flavor similar to beef broth but is fat free and naturally low sodium. Can be found in Health food stores, Asian Markets and online. Another great idea from my sister Linda!

Peroxide vs Bleach

Peroxide VS Bleach

This was written by Becky Ransey of Indiana (a doctor's Wife), and I want to share it with you. She was over recently for Coffee and smelled the bleach I was using to clean my toilet and counter Tops. This is what she told me:"I would like to tell you of the benefits of that Plain little ole bottle of 3% peroxide you can get for under $1.00 at any Drug store. What does bleach cost? My husband has been in the Medical field for over 36 years, and most doctors don't tell you About peroxide."Have you ever smelled bleach in a doctor's office?NO!!! Why? Because it smells, and it is not healthy! Ask The nurses who work in the doctor's offices, and ask them if they use Bleach at home. They are wiser and know better!"Did you also know bleach was invented in the late 40's? It's Chlorine, folks! And it was used to kill our troops."Peroxide was invented during WWI. It was used to save and Help cleanse the needs of our troops and hospitals. Please think About this:

1. Take one cap full (the little white cap that comes with the bottle) and Hold in your mouth for 10 minutes daily, then spit it out. (I do it When I bathe.) No more canker sores, and your teeth will be whiter without expensive pastes. Use it instead of mouthwash.
2. Let your toothbrushes soak in a cup of peroxide to keep them free of Germs.
3. Clean your counters and table tops with peroxide to kill germs and Leave a fresh smell. Simply put a little on your dishrag when you Wipe,or spray it on the counters.
4. After rinsing off your wooden cutting board, pour peroxide on it to Kill salmonella and other bacteria.
5. I had fungus on my feet for years until I sprayed a 50/50 mixture of Peroxide and water on them (especially the toes) every night and let dry.
6. Soak any infections or cuts in 3% peroxide for five to ten minutes Several times a day. My husband has seen gangrene that would not heal With any medicine but was healed by soaking in peroxide.

7. Fill a spray bottle with a 50/50 mixture of peroxide and water and Keep it in every bathroom to disinfect without harming your septic System like bleach or most other disinfectants will.
8. Tilt your head back and spray into nostrils with your 50/50 mixture Whenever you have a cold, plugged sinus. It will bubble and help to Kill the bacteria. Hold for a few minutes, and then blow your nose In to a tissue.
9. If you have a terrible toothache and cannot get to a dentist right Away, put a cap full of 3% peroxide into your mouth and hold it for ten Minutes several times a day. The pain will lessen greatly.
10. Put half a bottle of peroxide in your bath to help rid boils, fungus, Or other skin infections.
11. You can also add a cup of peroxide instead of bleach to a load of Whites in your laundry to whiten them. If there is blood on Clothing, pour it directly on the soiled spot. Let it sit for a Minute, then rub it and rinse with cold water. Repeat if necessary.
12. I use peroxide to clean my mirrors. There is no smearing, which Is why I love it so much for this.
"I could go on and on. It is a little brown bottle no home Should be without!"With prices of most necessities rising, I'm glad there's a way to Save tons of money in such a simple, healthy manner!"
