HUD Announces New FHA Guidelines to go into Effect January 1, 2014

 
 
 
FHA Loan Limits are decreasing from $400,000.00 to $287,500.00 in Clark County as on January 1, 2014.
 
Any buyers over this amount need to have the property under contract and the case number ordered before 12/31/2013.  Act Now!

FHA "Back to Work" Program

Back to Work
 
If you have experienced an economic event and can document the situation, you may still qualify for a home loan with FHA's Back to Work Program.  FHA allows for the consideration of borrowers who have experienced a defined economic event and can document:
1. Certain credit impairments were the result of loss of employment, or a significant loss of household income beyond the borrower's control.
2. The borrower has demonstrated full recovery from the event.
 
3. The borrower has completed housing counseling.
 
The FHA program allows as little as a 12 month waiting period after a bankruptcy, foreclosure or short sale to approved for new FHA financing.

Home Owners Bill of Rights - Oct 1, 2013


October 1, 2013 the Home Owners Bill of Rights goes into effect here in Nevada.  This is new and different from Assembly Bill 284

The new bill:


• Requires that at least thirty days before recording a notice of default and election to sell, or commencing a judicial foreclosure action, and at least 30 days after the borrower's default, the mortgage servicer must provide to the borrower (1) information concerning the borrower's account, (2) foreclosure prevention 
alternatives, and (3) a statement of the facts supporting the right to foreclose.

• Prohibits the recording of a notice of default and election to sell, or the commencement of a judicial foreclosure action involving a failure to make payment, until the servicer makes contact with, or attempts to contact the borrower.

• Prohibits a mortgage servicer from continuing the foreclosure process while an application for a foreclosure prevention alternative is pending, or while the borrower is current on his or her obligation under a foreclosure prevention alternative.

• Requires a mortgage servicer to provide a single point of contact for a borrower who requests a foreclosure prevention alternative.

• Requires that under certain circumstances, a mortgage servicer, mortgagee or beneficiary of a deed of trust must dismiss a judicial foreclosure action or rescind a recorded notice of default and election or notice of sale.

This bill applies only to a notice of default and election to sell which is recorded on or after October 1, 2013, and does not apply to a financial institution that, during its preceding annual reporting period, has foreclosed on 100 or fewer owner-occupied homes in Nevada. Lastly, this bill provides civil remedies for any material violation of its provisions.

WHAT DO THE JUNE NUMBERS MEAN TO YOU?

NOW IS THE TIME TO BUY!

It was certainly important to understand the details of last week's Existing Home Sales report. The headline numbers showed June Existing Home Sales were down a disappointing 1.2%, to a 5.08 million annual rate. But other details were encouraging. Existing Home Sales are up 15.2% over a year ago. The median price of an existing home rose and is now up 13.5% from a year ago. Sales are near their highest levels since November 2009, when they were spiked by the big home buyer tax credit. Existing home sales remain above the 5 million a year threshold, a very decent place to be. 

We see success with the new home sale numbers!
New single-family home sales shot up 8.3% in June, to a 497,000 annual rate, their highest level since May 2008. These sales are now up a humongous 38.1% versus a year ago. The median price of a new home also gained for the month and is now up 7.4% from a year ago. For those worried about how the recent uptick in mortgage rates would affect sales, this first look at purchase contracts signed in June shows no impact.  Of course we must keep in mind that many lenders locked the rate for their buyers. The FHFA index of prices for homes financed with conforming mortgages was up 0.7% in May, up 7.3% over a year ago.

Never, put your banana in the refrigerator!!!...
This is interesting. After reading this, you'll never look at a... banana in the same way again.

Bananas contain three natural sugars - sucrose, fructose and glucose combined with fiber. A banana gives an instant, sustained and substantial boost of energy.

According to a recent survey undertaken by MIND amongst people suffering from depression, many felt much better after eating a banana. This is because bananas contain tryptophan, a type of protein that the body converts into serotonin, known to make you relax, improve your mood and generally make you feel happier.

Forget the pills - eat a banana. The vitamin B6 it contains regulates blood glucose levels, which can affect your mood.

200 students at a Twickenham (Middlesex) school ( England ) were helped through their exams this year by eating bananas at breakfast, break, and lunch in a bid to boost their brain power. Research has shown that the potassium-packed fruit can assist learning by making pupils more alert.

CONSTIPATION:
High in fiber, including bananas in the diet can help restore normal bowel action, helping to overcome the problem without resorting to laxatives.

HANGOVERS:
One of the quickest ways of curing a hangover is to make a banana milkshake, sweetened with honey. The banana calms the stomach and, with the help of the honey, builds up depleted blood sugar levels, while the milk soothes and re-hydrates your system.

HEARTBURN:
Bananas have a natural antacid effect in the body, so if you suffer from heartburn, try eating a banana for soothing relief.

MORNING SICKNESS:
Snacking on bananas between meals helps to keep b lood sugar levels up and avoid morning sickness.

MOSQUITO BITES:
Before reaching for the insect bite cream, try rubbing the affected area with the inside of a banana skin. Many people find it amazingly successful at reducing swelling and irritation.

Overweight and at work? Studies at the Institute of Psychology in Austria found pressure at work leads to gorging on comfort food like chocolate and chips. Looking at 5,000 hospital patients, researchers found the most obese were more likely to be in high-pressure jobs. The report concluded that, to avoid panic-induced food cravings, we need to control our blood sugar levels by snacking on high carbohydrate foods every two hours to keep levels steady.

ULCERS:
The banana is used as the dietary food against intestinal disorders because of its soft texture and smoothness. It is the only raw fruit t hat can be eaten without distress in over-chronicler cases. It also neutralizes over-acidity and reduces irritation by coating the lining of the stomach.

TEMPERATURE CONTROL:
Many other cultures see bananas as a 'cooling' fruit that can lower both the physical and emotional temperature of expectant mothers. In Thailand , for example, pregnant women eat bananas to ensure their baby is born with a cool temperature.

So, a banana really is a natural remedy for many ills. When you compare it to an apple, it has FOUR TIMES the protein, TWICE the carbohydrate, THREE TIMES the phosphorus, five times the vitamin A and iron, and twice the other vitamins and minerals.. It is also rich in potassium and is one of the best value foods around So maybe its time to change that well-known phrase so that we say, 'A BANANA a day keeps the doctor away!'
