Today's Homebuyers Want . . .

Today's homebuyers want to live in neighborhoods that offer easy living, easy lifestyle with walkable neighborhoods.  People are looking for community life with nearby amenities and a neighborhood connection.  Recently while I was obtaining my REALTOR®, GREEN Designation, we did indeed talk about walkable neighborhoods.  Perhaps it might be a suburb with restaurants, shops and parks; just an easy stroll from home.  A walkable neighborhood could be considered city life; living in the hippest urban spots often times is a highly sought after purchase.  With demand comes price.  A good realtor can balance the amenities with price, perhaps have alternatives if price doesn't match budget, if  the buyer is set on the walkable neighborhood idea.

Helpful Measuring Hints for Correctly Placing Furniture and Design

The Golden Rule

When you buy your new home or a pre-existing home, what about furniture?  Will your current furniture fit?  Let's look at a few basic rules.



A few basic things to remember:

Leave 36" around tables for the chairs to pull out......comfortable for guests.

Chandeliers are usually hung 36" above table and pay attention to the emmitance of light and the width of the lamp as well.

Allow for 18" between couch and cocktail table.

When hanging paintings, the bottom of the painting should be 8 - 10" above the back of the couch.

Moving Check List

Four to Five Weeks before you Move

Do you have any items to donate to the local charity, items that you don't really need? 

Decide what items you will be packing and moving yourself and what items need professional care.

Decide on an area to place your packed boxes, an area that is the least intrusive for your daily life.

Make sure you have enough boxes, tape, magic markers for packing and marking boxes

First pack the items that you don't use on a regular basis and can do without until you reach your new home

Research, interview and find a reputable moving company; get a sample contract of what you will be signing on the moving day.

Two Weeks before you Move

Contact your utility companies to coordinate the shut-off and turn on of all utilities

*  Gas
*  Electric
*  Water
*  Cable
*  Telephone

One Week Left........Crunch Time !

Contact your moving company and confirm all details (provide contact numbers)

Make sure you have cleared walk-ways, driveways and hallways for the move

Collect your valuable possessions, important paperwork, jewelry and keep them in your possession, not to be mistakenly sent with movers.  Pack a "must have" box, things that you need readily available and at your fingertips.

Day of the Move

When the movers arrive, go over the contract prior to signing it.  Hopefully you will have already looked at and seen the documention you will be signing.

Let the movers do their job, let them move! 

Make Final Tour of your Home....ensure that all is loaded.

Don't forget, often times the movers will unload the furniture etc... where you want it at the new house if you have  a plan!

What Would Home Buyers do Differently if Given the Chance?

Buying a home is one major decision. Buying a home is about the biggest single financial decision most people make in their lifetime. What do home buyers say they would handle differently if given the chance?

1. Understand the financing and mortgage options and what the options are.

It isn't easy and picking the right lender as well as Realtor, home inspector and title companies, all of this can make a difference.  Financing is complex and the entire process is extensive.  What mortgage is right for the buyer and what are the "true" options available?  What about PMI, is it necessary in all cases?  ... this is just a start on some of the questions a buyer can review.

2. Home size and what is really right for them? 

Should the buyer be looking to buy a larger home in preparation for family growth?  Are utility and hoa fees a concern?  Or perhaps a smaller space is actually adequate, not so much "wasted space" is needed.  Most of us have "stuff" we don't really need, but it seems to follow us no matter where we go.  So what is the right size for your new home?

3. Would the buyer now purchase in a different price range regardless     
     of what their approval point is?

It is very important to look realistically at the purchase and not look through rose colored glasses.  When the initial thrill of the home purchase wears off, it is important that the buyer buys what is really needed, size, neighborhood, price range are all important, must consider factors.

4. Do Home Buyers expect a speedy process?

While some lending institutions pride themselves in speedy closings, not every purchase can boast of a quick and timely closing, quite frankly the opposite most often holds true.  Buyers often times don't realize the extensive process of buying a home.

5. What is the cost of moving?

It can be easy to get caught up in the thrill of the moment and not realistically look at the cost to move.  There are many things to consider, transferring utilities, moving trucks, children's schools, packing and unpacking!  Moving can be a costly venture, but home ownership is a wonderful thing.  There are new expenses with home ownership and often times when moving into a new home there are minor repairs or projects a new home buyer faces.

New Forms - Metro Quits Responding to Non-injury Accidents/Crashes


Southern Nevadans involved in minor, non-injury car accidents shouldn’t expect a response from Las Vegas police as of March 3, 2014. this is an effort to free up the department for more serious accidents and help to prevent fatalities.


So speak of the devil . . . I saw an accident today, and the drivers were trying to exchange info, I immediately thought of these forms and wanted to share with you.

World’s greatest all-natural, ammonia-free window cleaner.

We will soon be embarking on the wonders of Springtime!!!  Feels like spring in Las Vegas already!

A helpful hint for bright, streak-free window.



In a 26-oz. spray bottle (or larger), combine:

20 oz. distilled water
4 oz. white vinegar
1 oz. rubbing
alcohol
(or absolute vodka, if you really want to use it to clean windows)
1 to 2 tsp. cornstarch (or tapioca flour/starch)


Shake before each use…the cornstarch won’t dissolve, so you need to shake it or it’ll clog up the sprayer!
