Greening Your Home

Many people are trying to find green homes or plan to convert the homes they’re buying to a greener one. What can you do to make your home greener?

Even if you are not making big changes, such as replacing old leaky windows or installing ceiling fans, there are still small things that can be done around the house to minimize energy consumption and reduce your carbon footprint.

Power Down- Put electronics such as computers and televisions on a power strip and turn it off when you’re not using those items. Consider “smart” power strips that can detect when an item is turned off but still drawing idle current; the strip will automatically shut off the current to selected outlets on the strip.

Seal Drafts- Seal holes, cracks and openings in your home to stop heat loss through the walls and ceiling.

Use Energy Star®- Energy Star® products help you save energy and reduce greenhouse gas emissions. The Energy Star® label is on more than 40 different kinds of products for the home; including lighting, home electronics, heating and cooling equipment and appliances.

Fill it Up- Run washers and dryers at full capacity. They are most efficient when they are fully loaded.

Use Your Dishwater- You’ll use up to 35 percent less water by doing a full load of dishes vs. washing them by hand – and use less energy for water heating, too.

Reduce your Waste – Think green before tossing something into the trash. Approximately 70% of all household and yard waste can be composted or recycled. Find out if your community has a green waste or recycling program.

Cabinets – Cabinetry is the greatest source of formaldehyde emissions in the home. If you are considering a home renovation, opt in for formaldehyde-free adhesives and solvent-free stains or coatings.

Change a light bulb – Replace the bulbs in your kitchen with LED or CFL light bulbs to save energy and money. Natural lighting combined with task-specific indoor lighting and low voltage, high efficiency dimmers; greatly reduce the amount of energy needed to light the home.

Energy Tips

No Cost Tips
These simple steps don't cost a thing, but can potentially save you 10-25% on your monthly energy bill.


1. Turn off lights and appliances when not in use. Don't forget your computer. Most new computers have sleep settings.


2. In the cold months, set the thermostat to 68 degrees when home, and then back to 55 - 68 degrees when unoccupied.


3. In the winter, open window coverings on the sunny side of your home to take advantage of free heat from the sun. Close the coverings on cloudy days or right after the sun sets.

4. In warm months, set the thermostat to 78-80 degrees when home and 5 to 10 degrees warmer at night or when you're not home.


5. In the cooling season, close blinds and drapes during the day to keep heat out.
Also, use your dishwasher, clothes washer and dryer, and cook as late in the evening as possible.
6. Barbecue outdoors when practical, keeping in mind the heat and effect of sun on your body.


7. Reducing the heat coming into your home from any source, such as cooking, will reduce the

load on your air conditioning.


8. Use pool trippers to reduce the time your swimming pool pump runs--eight to twelve hours a day is plenty.


9. Set your water heater to 120 degrees.


10. Close foundation vents in the winter months.

11. Vacuum your refrigerator coils (underneath and in the back) and don't obstruct the coils. They need air space to work.


12. Dress according to the weather.

13. Keep the seals (gaskets) on refrigerators and freezers clean.


14. Keep your freezer as full as possible. You can place containers or plastic bottles filled with water in the empty spaces.


15. Make sure food is cool and covered before it goes into the refrigerator.

16. Run full loads in your washer and dryer, and use "solar drying" (clotheslines).

17. Use energy saver option on your dishwasher, allowing dishes to air dry.

18. If your A/C unit is on the ground, keep the area around it clean and free of obstructions to

maintain air flow.

19. Unplug your televisions/VCR when you're on vacation. Most new sets draw power even when they're turned off.

20. Keep lights and lighting fixtures clean, especially if you're reducing the number of lights you use. Dirt absorbs light. Let lights cool before cleaning them and never touch halogen bulbs with your bare hands. The oil from your skin can greatly damage the bulbs. Use a small piece of paper to hold the bulb.


21. If your dishwasher has a filter, keep it clean.

22. Clean the reflectors underneath the burners on stovetops.


Low Cost Tips

There are plenty of low cost, easy to do projects or steps you can do to save another 10-25% on your energy bill.

1. Use compact fluorescent bulbs instead of incandescent ones. This will typically save $1 per bulb changed out (for bulbs running 4-6 hours per day) and reduce heat in your home. Regular bulbs use most of the electricity to generate heat so use care when changing bulbs.
2. Clean furnace system and check ducts for leaks.

3. Caulk windows and caulk and weather-strip doors. Keep the outside air out and the inside air in.

4. Install a hot water heater blanket but be careful not to cover vents or temperature settings.

5. Install hot water pipe insulation. Do keep the insulation at least six inches away from the flue (exhaust pipe) of gas water heaters.

6. Install electrical outlet and switch plate insulation

7. Plant trees and shrubs on the south and west side of your residence. The vegetation acts as insulation and provides shading, reducing thermal gain in a building.


8. Fix leaky faucets and install low-flow showerheads.

9. Use room fans to keep the air moving and reduce the feeling of heat in your home.

10. Replace furnace and air conditioner filters. Spray the filters with a light coating of lemon furniture polish or vegetable oil cooking spray to help trap dirt in the filter.

11. Check the seals on your refrigerator and freezer.

12. Replace normal thermostats with programmable thermostats.

13. Consider buying a cover for your pool to retain heat in the water.


Added Cost Tips


With the help of a contractor, these steps could potentially save you another 25% on your monthly bill. Remember to do your research before you sign a contract or put down a deposit.
Install floor and ceiling insulation: It is recommended to have a minimum of an R-30 - R-38 insulation in the attic and R19 insulation in the sub-floor.


Replace inefficient and single pane windows with energy efficient multi-pane, thermally-broken, vinyl-framed windows.


Energy efficient appliance replacement. All appliances have an Energy Guide Label that tells you how efficient it is and how much it will cost you to run. Often times, an appliance more than 10 years old is not likely to be energy efficient. Look for products with the ENERGY STAR® label.

Servicing your heating and air conditioning systems once a year, replacing them if necessary.
Testing and sealing the ductwork. Not only does this improve the efficiency of your heating and cooling system, it makes the house more comfortable.


Have ceiling fans installed in all bedrooms and your family room. They can make you more comfortable while allowing you to save money by adjusting your thermostat respectively.


Add window screens or window films to reduce the solar energy from entering your home.


Adding a solar heater for the water in your swimming pool.

If your furnace is over 10 years old, replace with a 90%, or greater AFUE (Annual Fuel Utilization Efficiency) rated unit

January 1, 2011 - Energy Audit with Home Sales - CallKim

ADOPTED REGULATION OF THE NEVADA ENERGY COMMISSIONER
LCB File No. R148-10 Effective January 1, 2011


A NEW REGULATION relating to energy efficiency will go into effect the first of 2011. You must, as a home seller prescribe to the standards for evaluating the energy consumption of residential property; to date a home owner can give a summary of the last 12 months of energy
use and in addition here in Las Vegas it is a fairly easy process. The utility companies will give a 12 month review of the energy comsumption for a particular address. There will be a form provided by your professional REALTOR that will facilitate a homeowner's compliance with this new regulation.

1. The form must include the following information for each dwelling unit for
which the evaluation of the energy consumption is being performed:

(a) The address or assessor’s parcel number of the dwelling unit.
(b) The year in which the dwelling unit was constructed.
(c) The number of stories the dwelling unit contains.
(d) The number of bedrooms in the dwelling unit.
(e) The square footage of the dwelling unit and the square footage of the conditioned area
of the dwelling unit.
(f) If the information is reasonably available (hasn't been vacant for an extended period of time), the monthly and total consumption and cost of electricity for the 12-month period immediately preceding the sale of the residential property during which the dwelling unit was occupied and electric service was provided.

Appeal Your Property Taxes....Just Call Kim


What to do if you Disagree with the Taxable Value of your Home
If you live in Clark County you should have received a statement from
M.W. Schofield of the Clark County Assessor's Office that contains a statement indicating the assessed value of your home.
When you review that form, look in the center portion of the inside tri-fold section, and you will find an area that reflects your TAXABLE VALUE. If you have any hesitation about this taxable value and if it accurately reflects the current market value of you home, just give me a call and I will do the additional research that is needed.   This appeal must be submitted and received by the assessor's office on or before January 15, 2011.

You may be qualified for an exemption toward your real property tax and personal property tax which includes business personal property and manufactured housing. As an option you may choose to apply the exemption toward your motor vehicle governmental services tax. To use your exemption toward the governmental services tax on your motor vehicle, you must obtain a DMV voucher from the Assessor's Office.
Exemptions are available for certain qualifying persons such as veterans, surviving spouses, and blind persons who are Nevada Residents. There are requirements to meet in order to be eligible for the exemptions and further investigation would determine if you qualify.
Seniors can also apply for assistance, this is offered through a Senior Citizen Tax Assistance/Rental Rebate program to persons 62 year of age or older who meet the maximum household income requirement. This program applies to any person meting the age, residency and income requirements regardless if you own your own home or rent an apartment or house, or live in a manufactured home. The maximum benefit is $500.00.

Once a symbol of wealth, the chandelier has become a decidedly more democratic decorative element in recent years.
